What is the best way to market to or survey Veterinary Technicians?
by admin on May.23, 2010, under Small Business
I am a small business owner looking at new business ideas, including ways to help Veterinary Technicians and Vet offices. I made a survey on survey monkey to find out Vet Tech’s ideas about the area I am considering for new business. I posted the survey on Craigslist and contacted some Vet Tech schools, but have only had 13 responses and I need 100!
Any suggestions where to post asking for Vet Techs to answer my survey? It isn’t for sales and doesn’t ask their contact information for a mailing list or anyting cheezy like that.
Thanks for any suggestions!
The survey is at:

finding the right lawyer?
by admin on Apr.24, 2010, under Law & Ethics
I bought property at a property tax auction in washington state in 2005. I put it up for sale and we have potential buyers. The buyer checked in on the property and found out that there is a litigation lean from some lawyer in 2001 and leans proir to us purchasing the property from some maintenance company witch shoudl have been cleared up before the tax auction sold the property. When we bought the property we were told that the purchase price was for all debts from past owner. The prior owner is dead.We never new anything about this until we put it up for sale.We called the treasury Dept and got the run around saying that none of the leans can be removed. We have been paying on the property and now the property is worthless we can’t sell it or do anything with it.Can someone direct me to what to do. and what kind of lawyer I need to help clear this up.

Pony for sale?
by admin on Apr.09, 2010, under Horses
I’m looking to buy a smaller lesson horse for my program and I think I found the perfect one but I need some opinions.
She is 8 years old going on 9 and 13.1H. She’s been shown extensively Hunter/Jumper. She has a great walk and trot and always gets the right lead. Her only thing is she likes to rush at the canter but I think I could easily fix this with some consistant riding. She’s got a great conformation but needs her feet done. She is up to date on all shots and coggins. She is bombproof! She has taken little kids to shows.
She’s $1500 and the owner would deliver her for me. She is not registered so they don’t know of her exact breed. She’s got beautiful appy coloring but she’s the height of a pony. I’m thinking she’s probably a POA/Appy cross. She doesn’t have that stupid pony attitude either.
So my questions are…
Do you think that’s a good deal for her?
Could I sell her for more in the near future?
How much could I possibly sell her for?

by admin on Apr.01, 2010, under Hobbies & Crafts
Ok. I went to a yard sale, and bought this old sewing machine. It works in perfect condition, its just, I need to find out its model and I can’t find it. I found a receipt from the original owner, and it was bought in 1976 and its a Kenmore. Does anyone know what model I might have?

When are we home owner who work hard and live within our means and pay our mortgage going to speak up?
by admin on Mar.30, 2010, under Other - Politics & Government
I am a sixty year olded home owner my wife and I have owned our home for thirty-two years we have sacificed and strugged to pay our mortgage and raise our childred , 5 years ago a family moved 2 houses over from us they have four of the wildest kids with no respect for their neibors , in the 5 years they have live there they have bought 2 new SUVs ,clearly living well beyond their means, last year I guess it finilly caught up with them ,we found out that the husband worked as a teacher’s aide and the wife worked as a asst manager for a Burger King , Thier house was being foreclosed and a for sale sign appeared on the lawn that had cut only a few times in the past years next to the toy and junk that alway seem to be in the yard, we were so happy, then the sign disappeared, come to find out they had made a deal with their mortgage company to delay foreclosure and will see if the government will bail them out now mind you the big SUVs are still there she barely works anymore , If this living large in over their head family get some of my tax dollars to bail them out, it will be a disgrace to hard working familys who work hard ,live within our means , pay taxes and our mortgage , I have been a life long Dem had high hopes for Obama ,but if this family get one dime of my tax dollars they will lose me , my only hope is that before monies are spent , is that someone looks at these foreclosures and weed out these irrsponsive people like this , I guess I will see before the year is out ,, will they be gone ,or will there be a new SUV in the driveway.I can only pray that there some oversight and not turn this into another form of welfare..

Knowledgeable answers please! Buying house & current owner breaking agreement! Long due to details?
by admin on Mar.05, 2010, under Renting & Real Estate
I will try and sum this up as best as I can. I’ve rented the house I live in for 3 years now. No lease or contract of any kind was established (I moved in with the landlords’ daughter who is my friend and within a couple of months backed out and moved back home to her parents’ house).
One day an investor knocked on my door inquiring about buying the house. He informed me that he’d seen it for the 2nd time in a row on the foreclosure listing and wanted to know if it was up for sale prior to it foreclosing. What!?! That weekend (on Saturday) I look it up online and sure enough…2nd time in a row and it was scheduled to go to auction on that following TUESDAY! I call my dad and since it was pretty much going up for auction for 5-10K of what was owed on the note still (less than half of the worth of the house), he was interested in buying. I told him I’d speak to landlord and see what was going on. Well, sure enough landlord calls me to collect rent for that month and I tell her my findings. She made excuses, and I told her abuot my dad’s interest in purchasing and she agreed immediately. She didn’t want it to go bad on her credit and said we could just pay it off and that was fine with her. She was to LOSE the house in 2 DAYS! So, come Monday, chaos. We’re trying to get it out of foreclosure and they asked for a chunk of change to reinstate it. The landlord didn’t have the $ to pay so she calls me and then I talk to my dad and we agreed that if that was the only way to do it, then my dad would put up the amount they were asking with the agreement that she would turn around and sell the house to us once she was back in good standing and house was saved from being sold in auction. We succeeded at reinstatement and she signed a Promissory Note, which I notarized (I’m a notary). The promissory note states that they (her and hubby) were in agreement that the money we had just sent to her mortgage company was pretty much our “deposit” on the house. States that in the event that reinstatement did not occur or anything else prevented sale of the house to my dad, she’d be obligated to pay the entire amount back to my dad. The note talks about her agreement to sell the house for what was owed on the mortage w/out any further fees to be assessed or expected-besides closing costs, which my dad would be responsible for.
My dad hires a title company to do all the paperwork and they established the first set where the owners give consent to proceed with the paperwork and contacting their mortgage company in an effort to pay off their loan and transfer title, etc. So far so good…until it was time to sign away the house-they stalled. This is as of last week. Turns out her husbands didn’t know anything. By that I mean, he didn’t know the house was in danger to be lost much less knew about the sale of the house or anything until the very end. She didn’t tell him either! We found out after seeing the pay-off quote to her mortgage that she had failed to pay a single payment for 8 months. Then she lied saying her mortage was $300 more than what I was paying in rent so she couldn’t afford it….turns out her mortgage is like $8 less than what I was giving her..sure she wasn’t making any profit, but she had the mortgage payment every month.
Anyway, title company called them to tell them to come in and sign and then she turns around calls me and tells me that they were going to need $5k at signing or her husband wasn’t willing to sign. I asked her to tell HER HUSBAND to contact my dad so that THEY could discuss that. She said she would have him call…but she didn’t…she ended up calling my dad herself telling him the same thing she told me. Greed! How dare she!
Now, my question (yes, I’m getting to it)…isn’t she breaking the agreement to my dad by asking for more $ when the whole purpose of that contract was for her to not pull this kind of crap? If her husband is the one who refused to sign, why didn’t she who the day and time she told the title company she would? I mean, if he doesn’t sign and the deal doesn’t follow through, then she loses out on the $ she thinks she’s getting, will lose the house b/c apparently they can’t keep up with the payments and still owe my dad $7500! If my dad agrees to her demand just to get it over with (which is what he plans to do), when she accept that money, isn’t she breaking her initial agreement legally binding her to do as she said? Wouldn’t my dad then have the grounds to turn around and say, you owe ME back the money that I put up front since you didn’t keep your agreement to me??? FEEDBACK PLEASE! Sorry so long!
I knew I forgot something-I’m in Texas.
Yes, I know that it was a very risky thing to do this and that we are NOT realtory, investors, lawyers, a mortgage company or any other profession that would have allowed us the knowledge to know exactly what we needed to do and what steps to do it with, but keep in mind that I state we had 8 hours in which to work with or they would’ve lost the house if we’d taken any longer. Actually, we didn’t get the money wired until literally, the last minute (might’ve been a few minutes past the deadline the mortgage company gave us in which to wire the $ to them).

What are good openers and closers questions that will help me sell a service that is free to a home owner?
by admin on Dec.17, 2009, under Decorating & Remodeling
I’m having trouble cause I have 5-6 months left in the area I’m ion to make some sales and there is wind and hail damage around, but how do I close the sale when people are all arrogant and don’t want to be bothered. Is there anything I can tighten up? I walk up and greet them saying HI my name is —– and I work for —–, how would you like to know how to get a free roof or siding? Then they say sure, and I tell them that I am going around in their neighborhood and inspecting homes for storm wind or hail damage, to see if the homeowner qualifies for our services, I’ll take a look around and we’ll meet up again after I’m done with the inspection and go over the damage report. So what am I doing wrong, people are just pushy, they don’t want me there, or they are too busy themselves or just simply don’t want to be bothered. I know enthusiasm helps but how do I make them aware that I am working for them when it is free? Also how do I stay up beat when people are telling me no. I am brand new to sales and just want to make it work. It gives people work and me work and also gives the homeowner a good roof or siding or even a new mailbox if it has damage. I really just need help on opening and closing questions that will help me out? Any idea’s? Please be sincere, I really want people to up the value of their homes and not have leaks into their woodwork, that house could be yours or mine one day? It helps everyone. The homeowner doesn’t have to supplement anything to their insurance company, we do everything from contracting the work to supplementing the damage to their insurance company. All the home owner has to do is sign a contract having found damage, and I can’t even get the okay to look at their home. Please HELP

I’m renting and got a notice of Trustee Sale?
by admin on Apr.28, 2009, under Renting & Real Estate
the sale is set for Aug. 7th and rent is due on the 1st. Should I still pay the owner? I’m pretty sure I’m not getting my deposit back! I’m also veryy angry, cause we received a notice of default 3mo ago and the owner told us not to worry that he was just doing a loan modification and that’s why he was in default cause you have to be in order to do the modification. Now I know that was a lie! I could of moved then now what do I do??!!?? I just got laid off a week ago & I’m going to have to find means to move!! I can afford rent still, but to gather enough money (first & last, deposit)to move??!!!???! OMG… Can he do that? Do I have rights?? Someone help please!!
